How much equity can you actually use?
You'll usually need to leave 20% equity in your home, but you can often borrow against the rest — that's your usable equity. Type your numbers in for the first sum. The Usable Equity sheet in the Stack goes further: an investment property needs 30% left in, and the sheet handles whether your next place will be lived in or rented.
